			<content:encoded><![CDATA[<p>According to the National Association of Realtors, existing home sales dropped sharply lower in July 2010 following the expiration of the home buyer tax credit. Existing home sales were down 27.2% from June 2010 sales of 5.26 million. Single family home sales are the lowest since May of 1995.</p>
<p>Good news is that the national home price average for July 2010 was $182,600, up 0.7% from July 2009. So maybe, just maybe we have been at the bottom and now we are slowly beginning to rise again.</p>

<p>When a homeowner in today&#8217;s market wants to sell their home by owner, it would be a very good investment to have a real property appraiser appraise their home before they put it on the market. The appraisal will be a good tool for them in determining the asking price and to be used in any negotiations they may encounter in the sale of their property. I really don&#8217;t know how to explain it and probably anyone reading this knows more about it than myself. There has to be something to it though as to my rankings on different search engines have become much higher since the new web site was rolled out several days ago. My son Nathan put this site together and told me a little about SEO. Should you need his expert assistance, he would be glad to hear from you and discuss your web site developing needs. 			<content:encoded><![CDATA[<p>OK, here I go. This is my first attempt at entering a blog update on the new and improved A-1 Appraisal Service web site. This blog will continue to be updated hopefully on a regular basis, meaning at least once a week, on Muscogee or Harris county appraisal and/or real estate information. Other counties that I cover may get mentioned from time to time also.</p>
<p>This past week my business had a mixture of appraisal assignments. Some for refinance, others for bank-owned foreclosures and then there was the new construction appraisal I inspected yesterday in West Point. The house  is a 3, yes a 3 story and it is built on a slab. This is the first 3 story property in my appraisal experience. It is in a brand new subdivision called The Villages at Harris Creek where there will be a mixture of  home styles and amenities for the homeowners. It is located just inside the Harris county line on Highway 103 just south of Highway 18. This makes it an ideal location in my view for people in that area. Close by the new KIA automotive plant and in Harris county, too. Until next time&#8230;so long for now.</p>
