			<content:encoded><![CDATA[<p>This year as well as the previous couple of years has been a year of uncertainty in the real estate market. As a homeowner wanting to sell, hard to believe that your investment is not as stable as you thought it always would be. Many homeowners, in order to sell their home, are settling for less, sometimes far less than what they paid for their home. Many investors see this as a good time to invest because their are some great values out there. Homebuyers see this as an opportunity to purchase the home of their dreams for a lot less than many thought possible just a few short years ago. Interest rates for a mortgage are still at historic low levels. Personally, I do not see much, if any, change in the real estate market next year. Hopefully it will begin stabilizing itself and then begin the road to appreciation soon.</p>

Another indicator that the recession, according to the government was over mid 2009, has not been reversed. I feel that the bottom of all this mess has not been reached yet. We have nearly a 10% unemployment rate, some states much higher. People that have employment are concerned and uncertain about their future. This doesn&#8217;t make a good scenario for the economy as a whole and especially for the real estate market. Hopefully the economy will start to show signs of a turn around sooner than later. Maybe something will happen after the 2010 general elections which is only weeks away now.</p>

			<content:encoded><![CDATA[<p>According to the National Association of Realtors, existing home sales dropped sharply lower in July 2010 following the expiration of the home buyer tax credit. Existing home sales were down 27.2% from June 2010 sales of 5.26 million. Single family home sales are the lowest since May of 1995.</p>
<p>Good news is that the national home price average for July 2010 was $182,600, up 0.7% from July 2009. So maybe, just maybe we have been at the bottom and now we are slowly beginning to rise again.</p>

<p>When a homeowner in today&#8217;s market wants to sell their home by owner, it would be a very good investment to have a real property appraiser appraise their home before they put it on the market. The appraisal will be a good tool for them in determining the asking price and to be used in any negotiations they may encounter in the sale of their property. I really don&#8217;t know how to explain it and probably anyone reading this knows more about it than myself. There has to be something to it though as to my rankings on different search engines have become much higher since the new web site was rolled out several days ago.
