July home sales nose dive

According to the National Association of Realtors, existing home sales dropped sharply lower in July 2010 following the expiration of the home buyer tax credit. Existing home sales were down 27.2% from June 2010 sales of 5.26 million. Single family home sales are the lowest since May of 1995.

Good news is that the national home price average for July 2010 was $182,600, up 0.7% from July 2009. So maybe, just maybe we have been at the bottom and now we are slowly beginning to rise again.

Roller coaster ride

The real estate market nationally as well as locally, in my opinion, is still on a roller coaster ride. Many homeowners hoping to sell are realizing that they may have to take less for their home if they want to sell it. When this happens several times in a given area over a period of a few months, it drives neighborhood values down.

When a homeowner in today’s market wants to sell their home by owner, it would be a very good investment to have a real property appraiser appraise their home before they put it on the market. The appraisal will be a good tool for them in determining the asking price and to be used in any negotiations they may encounter in the sale of their property. Search engine optimization

Until a few days ago, I never heard of this phrase. It is referred to in the web business as SEO. I really don’t know how to explain it and probably anyone reading this knows more about it than myself. There has to be something to it though as to my rankings on different search engines have become much higher since the new web site was rolled out several days ago. It’s a two appraisal Tuesday

Tomorrow, Tuesday, I will be appraising two Muscogee county properties. One is for the homeowner for a refinance and the other is a REO property. REO is short for real estate owned and that in other words is a bank owned property. REO appraisal work is a good source of business for me. I like doing them for each one is unique and challenging. New blog update

OK, here I go. This is my first attempt at entering a blog update on the new and improved A-1 Appraisal Service web site. This blog will continue to be updated hopefully on a regular basis, meaning at least once a week, on Muscogee or Harris county appraisal and/or real estate information. Other counties that I cover may get mentioned from time to time also.

This past week my business had a mixture of appraisal assignments. Some for refinance, others for bank-owned foreclosures and then there was the new construction appraisal I inspected yesterday in West Point. The house is a 3, yes a 3 story and it is built on a slab. This is the first 3 story property in my appraisal experience. It is in a brand new subdivision called The Villages at Harris Creek where there will be a mixture of home styles and amenities for the homeowners. It is located just inside the Harris county line on Highway 103 just south of Highway 18. This makes it an ideal location in my view for people in that area. Close by the new KIA automotive plant and in Harris county, too. Until next time…so long for now.

This is the new and improved A-1 Appraisal Service web site. My main area of real estate appraisals are in Muscogee and Harris counties in Georgia. Other surrounding counties are covered on a ‘as needed’ basis, depending on your need or mine. I will be updating current real estate information in the Harris & Muscogee county areas on a regular basis, so check back periodically. Feel free to leave an appropriate comment as well. Any appraisal related questions or comments are welcomed. Today is the 4th of July and plan to see the fireworks display at Callaway Gardens in Pine Mountain with my wife Vicki.
